Build to Suit Lending
The PSF core net-lease, build-to-suit, and ground lease development lending platform provides unique solutions to developers across the country. PSF provides loans with proceeds up to 100% Loan to Cost / 80% Loan to Value for build-to-suit and ground lease development projects with credit tenants in tow. Paramount is undeniably the leading non-bank build to suit development lender in the country.
Stretch Senior Lending
The PSF Stretch Senior loan product targets single tenant and multi-tenant net leased projects with a focus on larger transactions in the $10 million - $30 million range. Our Stretch Senior loans are capped at 85% Loan to Cost and 70% Loan to value.
Single Tenant Net Lease Acquisitions
PSF targets single tenant net lease (“STNL”) properties with credit tenants and a minimum of 10 years remaining on the lease. In addition to single asset purchases, we are also in the market to buy STNL portfolios and have the ability to execute on large sale leasebacks. Deal size focus in the $2 million - $40 million + range.
Acquisition Bridge Loans
The PSF Acquisition Bridge lending program is generally utilized by sponsors in sale leaseback, blend and extend, and STNL portfolio transactions. Our high attachment point bridge loans for the acquisition of long-term net leased assets has exploded in transaction volume over the past year. We are net lease value experts, can quickly underwrite public and non-public tenant credit, and can write big checks. Just like our build to suit loans, we can go up to 100% Loan to Cost for acquisition bridge loans.
Special Situations and Distressed
The PSF investment platform has flexible, through the cycle capital and an investment team with deep credit and real estate investment experience. Due to the uncertainty created by the COVID-19 pandemic, we are reallocating a portion of our resources to focus on the upcoming wave of distress in commercial real estate.
